Wenzhou INCITY MEGA, the first comprehensive project of SCPG’s MEGA project designed by Benoy, was recently awarded LEED Gold in the internationally recognized green building certification system by the U.S. Green Building Council (USGBC).
Two years ago, Benoy was commissioned by Vanke to lead the overall planning of the eight plots in the Central Green Axis of Wenzhou. Benoy was awarded the D29 and D31 plots of the MEGA project of Wenzhou INCITY via a winning proposal, which included specific plans and recommendations for the functionality and spatial form of each zone, and topped an international competition.
The aforementioned plots of the Wenzhou INCITY MEGA project are located along the central axis of Lucheng District, Wenzhou — the area along the Central Green Axis, which is on the southwest side of the intersection of Shifu Road and Jinjiang Road in the district. The Central Green Axis is a newly developed popular region that has integrated governmental buildings, cultural sites, housing, education, leisure and entertainment all in one area.
With a history of over 2,000 years, Wenzhou was the first city in China to undergo reform, utilizing a classic economic model with enterprises centered around households. This model has fueled the city’s relentless vigor and vitality which has distinguished it from other cities and communities. Reflecting Wenzhou’s young demographic, this project primarily appeals to the new generation, most of whom have a solid overseas background and have an appetite for luxury goods. They prefer quality spaces for socializing such as dining and social gatherings. The design also responds to their modern purchasing habits and use of space.
Sustainable development has become a priority for cities striving to create a high-quality urban environment and a key design element of this scheme. Incorporating sustainability in architectural design not only ensures a longer lifespan, but also brings long-term benefits to business longevity. In this project, Benoy’s design team took into consideration the unique landscape of the site — the favourable ecosystem of the green axis and the waterfront — and presented a remarkable proposal in line with the concept of each plot, enhancing the customer experience and intrinsically connecting people to their environment.
The total construction area of Wenzhou INCITY MEGA is approximately 250,000 square meters. Apart from traditional office spaces and a multi-level retail complex, the development is home to an integration of ‘sky’ markets, alfresco catering and F&B terraces, public squares, sports venues, performance theaters and other social amenities.
Made possible by close collaboration and a shared vision between the local government and the developer, Wenzhou INCITY MEGA is expected to become a leading green and leisure waterfront destination at the heart of the city.
