Raffles City The Bund, Shanghai, China

Raffles City The Bund is a mixed-use development located in the Hongkou District of Shanghai. This prime asset will become CapitaLand’s third Raffles City integrated development in Shanghai, which will also be its ninth in China and 10th globally. Sitting on a 4.05-hectare site along Huangpu River in North Bund, the integrated development comprises two 50-storey premium Grade A office towers linked at the base by a seven-storey shopping mall. The development is directly linked to Line 12 and upcoming Line 19, two major metro lines with the highest number of interchange stations in the city.

The project master plan comprises four contiguous office blocks unified by a rooftop garden, which connects the retail podiums while providing expansive views of the Huangpu River and the Pudong and Bund skylines. Benoy have been tasked with designing the interior spaces for the retail mall.

Raffles City The Bund is another CapitaLand masterpiece in the commercial capital of Shanghai following the success of Shanghai Raffles Plaza and Changning Raffles Plaza. As the latest generation of Raffles products, Raffles City The Bund is located in the core area ofthe North Bund. With its significant location advantages, it is poised as a leading regional boutique commercial project.

With the theme of Double Delights”, this new lifestyle destination aims to create a lively and interesting hub, serving as a commercial innovation ground and creating a brand space that blends the characteristics of the North Bund, and providing consumers with diverse and unique consumption experiences.

Raffles City The Bund was one of the most anticipated commercial projects in the country and has a remarkable 92% occupancy rate, and 50% of the first-time brands recorded 300,000 customers on the first day of opening.

Key Interior Design Features

The interior design for the six-level retail podium have been thoughtfully curated with a nod to Shanghai’s neo-classical style. Elegant and timeless fixtures have been used across all touchpoints to create a timeless, contemporary space. With two retail storeys below ground and three storeys above, the mall features a collection of signature restaurants on the fourth floor with an open and generous podium garden overlooking the scenic vista of the river.

In consideration of the large footprint, a thoughtful zoning strategy is applied in the mall which is beneficial for overall wayfinding and a seamless customer experience. Each main atrium possesses a characteristic ceiling design around the void and material palette. Taken together, the double-curvature balustrade glass and custom-made light poles scattered along the void edge, create a distinct character yet maintains the overall design consistency. Another design strategy is on the flooring treatment, which employs a gradual change of the flooring pattern and material palette from one zone to another to generate an exciting and dynamic customer journey.

The highlight is a series of lighting sculptures designed by Benoy that speak to each zone. All sculptures consist of pieces of thin lighting rods in the same section. By varying the density, length, and 3‑dimensional configuration of the rods, each set creates a unique form. Benoy also closely collaborated with the contractor and lighting consultant to ensure the lightness of the sculpture, even creating a number of mock-ups to ensure the best resulting quality, The end result is spectacular and highlights each space, making for a dramatic and memorable user impression.
