Lotte Hanoi Mall: Reshaping identity and local narrative in Hanoi

The Lotte Hanoi Mall, Benoy’s new project, is a leading mixed-use development in Hanoi, Vietnam. Located between the hustle and bustle of the 2nd Ring Road (Vo Chi Cong Road) and Lac Long Quan Road, it is adjacent to the scenic and picturesque West Lake, the largest freshwater lake in Hanoi, Vietnam. The total area of the plot is about 73,000 sqm, and the GFA is about 239,600 sqm, with a maximum height of 100 meters. 

The Lotte Hanoi Mall would be the first major commercial icon visitors would see coming into Hanoi. The scheme comprises various programs, including retail, serviced residence, hotel, and offices. When passing through the famous West Lake, the development will appear as a point of destination and a landmark that embodies the French influence on Vietnam’s past and the contemporary future that Hanoi will become.

The Lotte Hanoi Mall is a very complex and unique site. Our design aims to bring a large-scale mixed-use destination to Hanoi that is deeply embedded in its context. The scheme opens towards the West Lake, creating cascading terraces and a pedestrian-friendly promenade connecting with the surrounding waterfront parks.”

The proposed mall includes retail, art, a cinema, and an aquarium. The retail façade facing West Lake has a distinct pixelated design that consists of stepping box volumes. In addition, the design allows outdoor terraces on various levels, with spacious outdoor decks for al fresco dining or for guests to step out and enjoy the beautiful view of the landscape and city.

Each façade’s orientation has an iconic structure that acts as a landmark to the site, and it forms a cohesive mixed-use development when combined. The north consists of a pair of office towers, whereas the south with a couple of towers that house the hotel and serviced residence. The 2nd Ring Road façade that faces the future Ciputra development, is designed to attract customers from afar. While the West Lake façade is designed to mimic the small neighbourhood blocks to bolster a sense of social coherence and comfort.

The proposal brings a compelling identity and local narrative while inventing a distinctive destination within Hanoi to maximise footfall, using the 2nd Ring Road location to forge a distinct landmark. Furthermore, the retail podium interlaces the inside and outside, generating a smooth transition in-between. Benoy’s design adapts to local climate and culture, allowing the development to maximise use day and night while responding to the latest retail trends.

The Lotte Hanoi Mall recently won the Mixed Use Architecture category for Asia Pacific Property Awards 2022 – 2023 and the Commercial Planning & Design — Under Construction for REARD Awards.
