Challenge
Transforming Pakuwon Batam’s long, narrow site with a 30-meter elevation into a functional, visually cohesive urban development while addressing the growing demand for modern retail, hospitality, and residential spaces in a competitive, culturally diverse free trade zone.
Solution
Pakuwon Batam’s design leverages the site’s challenges, introducing multiple “ground” levels, seamless traffic flow, and a wave-inspired layout that integrates a shopping mall, hotels, serviced apartments, and branded residences. Sustainability is prioritized with solar panels, rainwater harvesting, and eco-friendly materials, while landscape design enhances connectivity and green spaces.
Result
Phase 1 of Pakuwon Batam delivers 286,000 sqm of transformative urban space, including 125,105 sqm of retail NLA, luxury hotels, and residences. The development sets a new standard in sustainability, hospitality, and immersive retail experiences, solidifying Batam’s position as a vibrant commercial and lifestyle hub.
